What to Ask of an Industrial Real Estate Broker

  1. Ask the real estate agent who they represent. Some of these agents actually represent the landlord, which is a problem. if the agent is representing the landlord, you can guess who he/she is loyal to. Likely, if you see this broker’s name outside a property, he/she is not representing you and won’t assist you in the best way possible.

  2. Ask the real estate agent what his/her qualifications are. After asking this question, you should get a thorough answer from the real estate agent. The agent should be able to show you examples of recent clients and transactions similar to you. You want an agent with a recent and successful track record. You want an agent who shares specifics and doesn’t over generalize his/her experience.

  3. Ask the real estate agent how he/she achieved those results. Be direct with this question. You need to get clear details of the process he/she used to get their clients a great lease rate and term.

Not only should you be asking these questions, your potential agent should be asking you questions, as well. The questions the agent asks you can also reveal how much he/she is experienced. Your potential agent should ask you is what your best and worse-case needs are in the future. This question shows the agent cares about this property will serve you now and in the future.

Listen carefully to an agent’s answers to your questions. If you like his/her answers and feel confident in his/her knowledge and experience, it can make the investing process smoother and easier.
